EXTERIOR BASEMENT WATERPROOFING
Waterproofing - the thing you never think about until you have to think about it. Waterproofing your home becomes necessary when the building begins to leak or let moisture through, allowing it to deteriorate. In most cases, we see this moisture intrusion in the basement through the foundation walls or up through the floor slab.
Foundations leak for a variety of reasons, many (but not all) are due to age or the wear and tear that all of our homes go through. An example of this would be a malfunctioning weeping tile system due to congestion; this results in a weeping tile that can no longer flow due a blockage of debris, soils or tree roots. Settlement cracks either horizontal or vertical cracks in the foundation, or separation of cinder block foundation seams are other over-time culprits. These happen slowly and turn a once dry home into a home that now has leaks. Other potential causes are voids where the foundation and footing meet or failing caulking at below grade windows. All of these (and many more) allow water to enter your home wreaking havoc in the basement.
Building code has changed and become more stringent over the years. These changes are necessary as the technology to protect our homes advances. Many foundations were never waterproofed properly during the construction process as it was not part of the mainstream construction process. Historically, basements were not used as living space in the home. Today they are a necessary part of most families living space and the focus to make them water tight has never been important. This is especially true in older buildings which can be more challenging to make watertight. Waterproofing has many options and can be customized to suit your specific needs.

BEFORE WE DIG...
Before we even touch your home, all utilities are contacted by us and a locates completed. This protects you and your neighbors against potential damage to gas lines, phone lines and buried hydro lines that could be affected.
Once the foundation walls and footing are exposed, the foundation wall is washed down to insure proper adhesion for the application of the concrete parging. All cracks and voids in the foundation are filled with hydraulic cement and the entire wall surface is given a skim coat layer of concrete parging. This step provides a flat surface that can accept the waterproofing layers that follow.
A rubberized membrane is applied to the entire exterior foundation wall. This membrane extends down to the footing and provides the first level of protection in the waterproofing process.
A plastic drainage mat (dimpled mat) is applied to the foundation wall completely covering the rubber membrane. This provides the second layer of protection in the waterproofing process.
Next, we install the new weeping tile and it is connected to the appropriate drainage point and surrounded in clean ¾” crushed gravel. This weeping tile is the path the water will follow as it is drained away from the foundation and away from your home.
All soil is back-filled and compacted to prevent future settlement. The native soil is used to minimize any settlement from the introduction of new soil to the area.
All debris are removed from the site
Any finished surface material is re-installed, such as concrete, asphalt, interlocking stone etc. to return your home to its pre-waterproofing state.
